Meet Your Inspector
Welcome to Attic to Crawl Home Inspections Inc., where understanding your home is our passion! My goal is to be your trusted advisor, guiding you through the process and helping you identify any areas that may need attention before they become major concerns.
After nearly 17 years of experience in various home construction trades, I became a licensed home inspector in 2019. In 2020, I joined Lennar Corporation, one of the nation’s largest home builders, as a Quality Assurance Specialist, where I inspected hundreds of their new homes. I later piloted their Virtual Customer Care Department, conducting over 2,800 virtual inspections including warranty requests and 11-month walk-throughs for multiple divisions and states. This experience gave me additional expertise in new home warranties and current construction standards.
As time at home became more of a priority, I left Lennar in the Summer of 2022 to transition into working for myself. As a dedicated family man, I understand the importance of a safe and comfortable home for your family. Honesty and integrity are at the core of everything I do, and you can trust that I will always provide you with an honest and transparent assessment of your property.
Whether you are purchasing a new home, an existing home, or planning to sell, you can rest assured that I will take the time to explain my findings in clear and understandable terms, so you have all the information you need to make informed decisions.
When you’re ready for an experienced home inspector, Attic to Crawl Home Inspections Inc. is ready for you. Our Services
residential Inspections
Certified Inspectors will evaluate your property for safety, quality, and habitability. They inspect and identify issues in key systems such as structure, electricity, plumbing, HVAC, and roofing, throughout both the interior and exterior of the home.
pre-sale inspections
A pre-sale inspection evaluates a property before listing, identifying issues and repairs needed. It covers the home's structural components, plumbing, electrical, HVAC, roof, and systems. A detailed report outlines deficiencies, assisting homeowners in making repairs and potential buyers in evaluating the property.
4-point Inspections
A 4-point inspection assesses electrical, plumbing, HVAC, and roof systems, required by insurance companies for older or high-claim homes. A licensed inspector evaluates these systems' condition and age, providing insurers with an overview of the house, reducing risk and ensuring adequate coverage. Homeowners learn about the systems' condition for informed decision-making.
Water Testing
Water quality testing is a specialized laboratory test that checks a home’s water supply for contaminants and pollutants, such as Nitrate, lead, and coliform bacteria. Testing can also reveal chemical imbalances of the pH, and other attributes, such as hardness. Testing ensures that the home’s water is potable and safe for everyday use.
Mold Testing & Sampling
There are over 400,000 types of mold, and while there are only a few dozen that are toxic, exposure to many molds can lead to health problems. It can also cause structural damage to your house.
Radon Testing
Radon testing can identify if the levels of radon in your home are dangerous. Radon is a radioactive gas that is odorless, tasteless, and invisible. It is naturally formed from the breakdown of heavy metals in the earth and can enter a home through cracks in floors, walls, drain systems, and other sources. The EPA has estimated that over 21,000 lung cancer deaths in the U.S. each year are attributed to radon. It is the number one cause of lung cancer deaths among non-smokers.
Floorplan / Electrical Mapping
Floorplans are great for investors or homeowners that want to better understand the layout of the home, or plan for where the furniture will go. Electrical Mapping is an add-on to the floorplan that will identify where all the lights, outlets and electrical devices are located and what breakers they are connected to. This helps understand if certain circuits are overloaded or provide guidance of where to turn off power to a certain circuit.
Infrared Inspections
Infrared inspections use specialized cameras to detect heat patterns and identify potential issues before they worsen, preventing costly failures, breakdowns, fires, and reducing utility costs and carbon emissions. It's valuable for complex systems in commercial, industrial, and residential properties.
